GENERAL VALUATION ROLL 2025/2030
Residents have until 2 May 2025 to object in the prescribed form to the valuation of their property. This objection must be considered before a final decision is made.
The municipal valuation roll, which is meant to contain the particulars of each rateable property, is available for inspection on the city’s website (links below) and at municipal offices.
While the municipality has published notices in newspapers, the DA is concerned that the City has not yet issued any media statements on the property rates process.
We have also informed the city manager that property owners have not yet received notice of the revaluation of their properties by post or email, as is required by section 49(1)(c) of the Municipal Property Rates Act.

For residents who do not have access to internet, hard copy forms can be obtained at municipal offices, although for verification and record purposes we advise property owners to use email as far as possible.
What follows are some practical guidelines on lodging an objection:
* If you recently purchased your property for a significantly lower price than the municipal valuation, submit a copy of the purchase agreement as evidence supporting your objection.
* If the average sale price of properties in your area is significantly lower than your own valuation as evidenced by estate agent reports, submit a copy or extract such a report.
* If you have done a private valuation of your property showing a disparity with the municipal valuation, submit a copy of the valuation report.
